The STANDARD three-room apartments are located in a decentralised area of the Village, about 600 metres from the central area of the Village services (swimming pool, restaurant, entertainment, bar, market). They are therefore ideal for those who prefer to spend their holiday in greater silence and privacy.
The COMFORT and PLUS three-room apartments are located near and/or after the central area of the Village (swimming pool, restaurant, entertainment, bar, market) and are 600-300 m from the beach. From the agreed beach.

The occupancy of the 5th/6th bed in a double sofa bed is for children aged 4/15 years. The cot may not exceed the maximum occupancy.

Additional features:
one microwave oven and wi-fi pocket for exclusive use for the Three-room Apartments Plus; beach service included c/o Partner agreement for the Comfort and Plus Three-room Apartments.
The kitchenette is complete with crockery and pots and pans in the accommodation only and half board formula (kitchen linen not supplied).
Failure to clean the kitchenette, which is not included in the final cleaning, will incur a charge of euro 50.00.
The Village also has three-room Comfort apartments with no architectural barriers, fully accessible to the disabled.
During the low season, stays are free and bookable with a minimum of 2-3 nights; during the high season, stays are bound by Saturday-Saturday, minimum 7 nights.
You can enter the Village from 12 noon (leaving your car outside) so that you can wait inside the complex for the keys to be handed over and in the meantime enjoy the services available (pool bar, public beach, restaurant, etc.).
Key handover is guaranteed from 16:30 until 19:30 (inform the Village for arrivals after this time).
We advise you to have the bureaucratic check-in procedures carried out by the person making the booking, in order to avoid queues and crowds at Reception. For minors, they must be accompanied by their parents or by a person in possession of an express proxy (you can request the form from Reception).
The balance of your stay, together with compulsory and optional extras, is payable at the Village, on the day of arrival, during the check-in procedure, in cash for a maximum of €1,999.00, by cheque, credit card (no AMEX) or at least 5 days prior to arrival by bank transfer.
Any change of occupants during the stay must be immediately and obligatorily communicated to Reception.
All services can be used after 4.30 p.m. on the day of arrival until 10 a.m. on the day of departure.
The beach service c/o Partner cannot be used on the day of arrival.
We recommend that any outstanding accounts be settled by 10 p.m. on the evening before the departure date.
On the day of departure, however, the keys must be returned to Reception no later than 10.00 am.
In the event of late check-out, a fee of € 30.00 may be charged.
Upon check-out, it is compulsory to empty the waste containers in the waste bins provided near the car park.
The beach service c/o Partner is not available on the day of departure.
During check-in a security deposit of Euro 200,00 is required to be paid in cash for any damages. This deposit will be returned during the check-out procedures, after the flat has been checked. The deposit shall be retained in full, even in the event of loss of the keys and cards handed in on arrival.
The Village Restaurant is not A.I.C. certified. Guests may enjoy basic breakfast items, first and second courses on request, according to what is available at the time. There is no dedicated starter buffet for celiacs.
Baby: For the little ones, vegetable purées, vegetable broths (without salt) and small pastries are available every day during meals.
During the low season, service in the restaurant may be with a set menu to choose from and not a buffet.

Small pets are welcome. Small, medium and large pets are allowed in the Village; to be reported at the time of booking with an extra charge to be paid on site, for each accompanying pet (excluding food). For a perfect coexistence with all Guests, we provide below our rules:
- Good handling of animal friends is recommended in order to avoid inconvenience to other Guests;
- Owners, who have objective and civil responsibility, must ensure that they do not disturb other Guests and have the necessary equipment for collecting droppings;
- They may only circulate within the Village if accompanied on a leash;
- The use of a muzzle is required, when necessary;
- Access is not permitted in the following areas: swimming pool, restaurant (both indoor and outdoor areas); public beach;
- Please agree in advance with the Reception, the cleaning time of the flat, (if foreseen by the booking or purchased as an extra charge);
- The linen provided in the three-room apartment is for the exclusive use of Guests and not for pets;
- In the hotel formula, Guests entitled to lunch on the day of departure will have to take care of their pet.
The Village does not have an in-house ATM.
The nearest ATM and municipal pharmacy are about 4 km away (Follonica).
The general practitioner is outside the Village and is available on request, for a fee.
City bikes, children’s bikes, MTBs/E-MTBs and road bikes can be hired at the reception desk (subject to availability).
Included in the booking fee, each flat has 1 internal, numbered and shaded parking space, which we remind you is unguarded.
The Management declines all responsibility for any damage to the vehicle and/or objects inside and is not liable for any theft, vandalism, or damage due to weather conditions.
The second parking space, if inside, is to be considered a paid parking space, subject to availability.
Included in the booking fee is the initial supply of towels and bed linen for each occupant of the flat, changed every 7 days. For stays longer than 7 nights, there is an intermediate cleaning of the flat with a complete change of bathroom and bed linen for each occupant.
Kitchen linen (tablecloths and dishcloths) is not provided.
Any extra changes of towels and bed linen can be purchased from Reception.
The daily cleaning and tidying of the flat is not included in the booking fee. The service is to be considered on request, against payment and will be carried out according to availability (Saturdays and Sundays excluded).
The rate for extra cleaning and tidying up (kitchenette excluded) includes a change of towels for each occupant of the flat.
Washing machines and tumble dryers are available in the central service area of the village for a fee.
Located in the central service area of the Village, available to our guests is a rectangular semi-Olympic pool for adults (dim.25×12.5 m) and a circular pool for children (dim: Ø 12 m), with a solarium area equipped with umbrellas and sunbeds (subject to availability).
The pools are not heated and use is subject to seasonality and fixed hours. The use of swimming caps and towels for children is compulsory.

The entertainment staff will give young and old alike, moments of fun, unforgettable experiences, involving everyone with games, tournaments, music and much more!
The entertainment service with Miniclub, from 4 years of age onwards, is available from mid-June to the end of August.
The weekly programme of activities reserved for adults and children, will be presented every Saturday evening (Saturday-Saturday bound stays) by the Animation staff, after the Baby dance.
A multi-purpose football/tennis pitch, a small gym and a play area for children are available to our guests.

Crystal-clear sea, beach agreement c/o Partner small but clean and safe in respect of the environment.
The Village has an agreement with a Partner, in the immediate vicinity, for beach service.
The service, which is included in the booking fee only for the “Three-roomed COMFORT” and “Three-roomed PLUS” flats, includes a place complete with a sun umbrella, a deckchair and a sunbed, per flat (not based on the number of occupants), at a Partner with whom we have an agreement.
The number of the spot will be communicated to the Guest during check-in.
The beach service c/o Partner agreement cannot be used on the day of arrival and departure.
Located in the central service area of the Village, the minimarket offers foodstuffs, typical local products, as well as extra-cuisine items such as toys and accessories for the sea, newspapers, magazines and souvenirs.
Opening hours may vary according to seasonality.
It is possible to request, subject to availability, a cot, high chair, safety cot, bottle warmer.
Free access to the central service area (Bar-Pool).
The three-room apartments PLUS have wi-fi pockets for exclusive use.
It is forbidden to light any fire or barbecue in the Village. Avoid causing fires by smoking in your accommodation or throwing cigarette butts on the lawns and in the litter bins.
It is strongly recommended that you smoke in the open air, always respecting other guests and your surroundings, using the ashtrays provided.
For waste management, dedicated waste bins are placed near the parking area so that all guests can use them freely.
Tourist tax is excluded from the booking fee. Applied by the Municipality of Follonica for guests aged 16 and over, for a maximum of 15 nights.
It is to be paid on site, on the day of arrival.
For security reasons and in order to control entry and exit, at check-in each registered Guest is made to wear a bracelet, which is to be considered personal and non-transferable, allowing them to use the services. The bracelet must be visible at all times and shown at the request of Village staff.
No friends and/or relatives are allowed to enter the Village.
During the low season, some services and activities may not be activated when weather conditions or attendance numbers do not justify their operation.

The Management declines all responsibility for inefficiencies attributable to third parties, accidental equipment failures and/or other causes of force majeure.
As the Village is surrounded by extensive meadows and pine forests, the presence of insects and ants is possible. It is everyone’s duty to respect the environment, vegetation, hygiene and cleanliness in the Village.
